Dylan Peters is the founder and General Partner of Reawaken Capital, a Nevada-based real estate investment firm. He began investing under the Reawaken name in 2016, starting with houses he bought and renovated himself. The firm buys and renovates entry-level houses and small multifamily buildings in supply-constrained markets and has grown to roughly 245 rental units across Atlanta and Austin.
Peters grew up in the Bay Area around building: his grandfather was a mechanical engineer and his father an architect. His first career was in San Francisco restaurants and wine, often in several roles at once. He joined The Fifth Floor in 2010 as a dining room captain and rose to assistant sommelier, then was sommelier at Prospect from 2013 and at Saison from 2014. In October 2014 Saison became one of the first two San Francisco restaurants to earn three Michelin stars, and in 2015, while he was its sommelier, it was named a James Beard Award semifinalist for Outstanding Service. He is a Certified Sommelier of the Court of Master Sommeliers, where he was the top scoring candidate, and also holds the French Wine Scholar, Certified Specialist of Wine and WSET Level 3 certificates. He worked as an event sommelier at the Pebble Beach, Los Angeles and Carmel food and wine festivals. As a partner at Unfiltered Consulting Group, alongside his restaurant work, he handled about $20 million in private cellars, auctions and liquidations, consulted for the FBI Art Crime Unit on wine fraud cases, served as an expert witness, and was featured in Netflix's Sour Grapes. From 2015 to 2017 he was Operating Partner of 4 P's Group, a hospitality group with eight concepts in SoMa, which was later sold.
He moved into real estate in 2017 at Zephyr Real Estate in San Francisco, then joined Recreate Commercial Real Estate as Vice President in 2019, where he remains an adviser, representing tenants such as Take-Two Interactive, Transmission and 500 Startups. In September 2020 the San Francisco Business Times featured him in its cover story, "The Death of Density," on how San Francisco offices would change after the pandemic. In 2021 he co-founded Deepwaters, a fintech platform building ethical trading systems using confidential computing, which raised $6.3 million from investors including 10X Capital, Avalanche and Gaingels and was acquired by AW3 in 2025. From December 2022 to January 2024 he returned to wine as head sommelier of Le Coucou in Manhattan, leading a team of seven to eight sommeliers. He has been a Venture Partner and limited partner with Gaingels since 2022 and remains an adviser there.
Peters holds a second-degree black belt in 10th Planet Jiu Jitsu under Michel Hillebrand and Eddie Bravo, earned his black belt in San Francisco in April 2018, and competes actively. On May 30, 2026, Prince Lorenzo de' Medici knighted him a Cavaliere di San Martino of the Order of Saint Martin at the Church of San Silvestro al Quirinale in Rome, in recognition of two decades of volunteer and pro bono work. That work includes volunteering with GLIDE and Meals on Wheels in San Francisco, where he also served as guest sommelier at its gala dinners, pro bono real estate representation for community nonprofits, and, since 2026, the Real Estate and Planning Committee of Austin Habitat for Humanity. He was born on January 20, 1986, in Berkeley, California. He is based in Austin and splits his time with San Francisco.
